When does the warranty period start in Israel — at contract signing or key handover?

Warranty periods under the Sale of Apartments Law 5733-1973 start from the date of actual handover of possession, not from when you signed the purchase contract or when the building received its occupancy permit (tofes 4). If the developer delays handover, your warranty period does not begin until the keys are physically transferred and you sign the handover protocol. Keep the signed handover document as proof of this date.
