How are vaad bayit fees calculated — is every apartment charged the same?

The default rule under the Land Law 1969 is proportional to registered floor area: a 120 sqm apartment pays 50% more than an 80 sqm apartment in the same building. However, the annual owners' meeting can vote by simple majority to charge equal amounts regardless of size, and a registered takanon can specify a different formula. Check the building's resolution history or the registered takanon at the Land Registry to confirm which method applies.
