What happens if my tenant refuses to leave after a court order in Israel?
After the Magistrate Court issues a possession order, you register it with the Execution Office (Lishkat HaHotzaa LaPoal) and request enforcement. The Execution Office appoints a court bailiff who serves the tenant a final notice and, if necessary, physically removes the tenant and their belongings from the property. This enforcement stage typically takes 30 to 90 days after the possession order is granted.
Your attorney should be present at the enforcement date to document the property condition and formally receive the keys. If the tenant damages the property during or after eviction, you can seek compensation through the same Execution Office file.
